Much of Leeds is solid-walled Victorian brick: back-to-backs in Harehills, Beeston and Armley, through-terraces across Headingley and Hyde Park, many of them with cellars. Around them sit interwar cavity-walled semis in Roundhay and Moortown, older stone in villages such as Horsforth, and a large stock of converted and new-build flats around the centre.

Back-to-backs have windows on one side only, so condensation and mould are common, especially in bedrooms and in busy shared houses. Cellars take on ground water and are often "tanked" or treated without the cause being found. In the terraces, damp at low level is frequently put down to rising damp when the real causes are raised yard levels, defective rainwater goods or cement renders. On interwar semis, retrofitted cavity insulation on exposed elevations is worth checking.

Most damp-proofing quotes in Leeds are for one of three things: a chemical damp-proof course injected into the wall, tanking or a membrane, or hacking off and replastering with a salt-resistant plaster. Each has its place — but only when the cause really is the one it treats. In older solid-walled houses, damp is far more often rain getting in, ground or paving built up against the wall, leaking gutters and pipes, or condensation. None of those is cured by injection.
