How our fees are worked out

Our fees are fixed by purchase price, because bigger and more valuable homes take longer to inspect and report on properly. The table shows the fee for a terraced or semi-detached house with up to three bedrooms. The only adjustments, the same for both levels, are by property type — flat or maisonette −£30, detached house or bungalow +£40 — and +£40 for 4 or more bedrooms. Nothing else is added: listed, non-standard or altered buildings change which survey we recommend, not the fee.

Level 2 or Level 3?

Pay for the depth the building needs.

The three RICS Home Survey levels are different depths of inspection, not quality tiers. A Level 2 — the survey that replaced the old HomeBuyer Report — suits conventional homes in reasonable condition. ALevel 3 building survey suits older, larger, altered, listed or visibly defective buildings, and explains causes, repair options and what happens if you do nothing. Paying for a Level 3 on a sound modern semi wastes money; choosing a Level 2 for a Victorian stone terrace risks missing what matters.

How much does a house survey cost?

With us, a Home Survey Level 2 starts from £335 and a Home Survey Level 3 from £570. The fee is fixed by the purchase price, the property type and the number of bedrooms — nothing else is added. The calculator on this page applies the full table to your property.

Is the calculator figure a quote?

It is a guide based on the details you enter. Once we have the address, we confirm a fixed fee for the specific property in writing before you instruct us, and that figure does not change afterwards.

Why does the fee depend on the purchase price?

Higher-value homes are usually larger, with more rooms, outbuildings and grounds to inspect and more to report on. The responsibility the surveyor takes on also grows with the size of the purchase. Banding by price keeps fees fair for smaller homes rather than averaging everyone up.

Which survey level do I need?

As a rule, a Level 2 suits conventional homes in reasonable condition, and a Level 3 suits older, larger, altered, listed or visibly defective buildings. The calculator makes a recommendation from your answers, and we will always tell you honestly if a cheaper level is enough.

What if the house has damp, cracking or timber concerns?

Tell us when you enquire. A Level 3 often covers the question; where a focused investigation is needed — damp and timber, subsidence or a specific defect — we scope it and quote it separately, so you only pay for what the building warrants.

Do you survey new-build homes?

Yes. For a new home, a snagging survey records defects for the developer to put right before or soon after completion. It is quoted separately because its scope depends on the size of the home and the stage of the build.
