How Bolton’s houses
take on moisture.

01

The housing stock

BL1–BL7+

Bolton grew around its cotton mills, and its older housing is dominated by red-brick and stone terraces in Halliwell, Daubhill, Deane and Great Lever, with larger Victorian houses in Heaton and Chorley New Road. Towards the West Pennine Moors — Horwich, Egerton and Bromley Cross — stone cottages and terraces sit on higher, more exposed ground.

02

What we commonly find

Survey experience+

Driving rain off the moors puts solid walls under pressure, and it finds its way in through weathered pointing, cement render, chimneys and blocked or leaking gutters. Low-level damp in terraces is often caused by raised ground or yards rather than rising damp. Cellars, condensation in smaller terraces, and mould around cold window reveals are the other regular findings.

03

What the survey involves

Evidence, not sales+

We distinguish between rising damp, penetrating damp and condensation — the step most damp diagnoses skip — using moisture profiling, a methodical look at external ground levels, rainwater goods and ventilation, thermal imaging where conditions suit, and timber decay checks. You get a written report explaining the actual moisture source, what needs doing and what doesn’t. Full scope: independent damp and timber surveys

Damp proofing in Bolton

Been quoted for damp proofing? Get the cause confirmed first.

Most damp-proofing quotes in Bolton are for one of three things: a chemical damp-proof course injected into the wall, tanking or a membrane, or hacking off and replastering with a salt-resistant plaster. Each has its place — but only when the cause really is the one it treats. In older solid-walled houses, damp is far more often rain getting in, ground or paving built up against the wall, leaking gutters and pipes, or condensation. None of those is cured by injection.

As an independent damp specialist we sell no treatment, so a survey from us tells you what the wall actually needs — sometimes the work quoted, often something simpler and cheaper. Before you sign, ask the contractor three questions: how was the cause diagnosed (an electrical meter on plaster is not proof of rising damp), what else was ruled out, and what exactly the guarantee covers.

Read before you pay for treatment

Most walls sold a damp-proofing treatment don’t need one. Try our damp checker, or start with telling the three types of damp apart, what rising damp really is, and how to treat damp walls by fixing the cause.

Common questions · Bolton

Asked before booking.

How much does a damp survey cost in Bolton?

It is a fixed fee for the specific property, based on its size, how much of it is affected and whether limited opening-up is needed. We confirm the scope and the fee before you commit.

Is a free damp survey from a damp-proofing company the same thing?

No. A free survey from a company that sells treatment is part of its sales process. An independent survey is paid for because its only output is the diagnosis — and it often finds that treatment is not needed.

Why is damp worse on the side of my house facing the moors?

Exposed elevations take the most wind-driven rain. Small defects that would not matter on a sheltered wall let water in on an exposed one. We check pointing, render, sills, chimneys and rainwater goods on those faces first.

Which areas of Bolton do you cover?

BL1 to BL7 — including Halliwell, Heaton, Deane, Astley Bridge, Horwich, Bromley Cross, Egerton and Farnworth — and Bury (BL8 and BL9).
