How York’s houses
take on moisture.

01

The housing stock

YO1, YO10, YO19, YO23, YO24, YO26, YO30–YO32+

York has an unusually high share of old and listed buildings: timber-framed and Georgian houses inside and around the walls, Victorian and Edwardian brick terraces through South Bank, Clementhorpe, Leeman Road, The Groves and Heworth, and interwar and later housing in Acomb, Clifton, Fulford and Haxby. Many older houses have cellars, and large parts of the city sit low beside the Ouse and the Foss.

02

What we commonly find

Survey experience+

The damp we see most in York’s older houses is caused by modern materials on traditional walls — cement pointing and render, gypsum plaster and plastic paints that stop solid walls drying out — and by defective rainwater goods. Flood history near the rivers needs careful reading, and damp in cellars is common. Chemical damp-proofing in listed buildings can damage historic fabric and may need listed building consent.

03

What the survey involves

Evidence, not sales+

We distinguish between rising damp, penetrating damp and condensation — the step most damp diagnoses skip — using moisture profiling, a methodical look at external ground levels, rainwater goods and ventilation, thermal imaging where conditions suit, and timber decay checks. You get a written report explaining the actual moisture source, what needs doing and what doesn’t. Full scope: independent damp and timber surveys

Damp proofing in York

Been quoted for damp proofing? Get the cause confirmed first.

Most damp-proofing quotes in York are for one of three things: a chemical damp-proof course injected into the wall, tanking or a membrane, or hacking off and replastering with a salt-resistant plaster. Each has its place — but only when the cause really is the one it treats. In older solid-walled houses, damp is far more often rain getting in, ground or paving built up against the wall, leaking gutters and pipes, or condensation. None of those is cured by injection.

As an independent damp specialist we sell no treatment, so a survey from us tells you what the wall actually needs — sometimes the work quoted, often something simpler and cheaper. Before you sign, ask the contractor three questions: how was the cause diagnosed (an electrical meter on plaster is not proof of rising damp), what else was ruled out, and what exactly the guarantee covers.

Read before you pay for treatment

Most walls sold a damp-proofing treatment don’t need one. Try our damp checker, or start with telling the three types of damp apart, what rising damp really is, and how to treat damp walls by fixing the cause.

Common questions · York

Asked before booking.

Do you survey damp in listed buildings in York?

Yes. In listed and conservation-area properties the right answer is usually to let the wall breathe and remove the source of moisture, not to inject or tank it. We recommend repairs that suit historic fabric and flag where consent may be needed.

Should I get a second opinion on a damp-proofing quote in York?

Yes — particularly for an older or listed house. Treatments designed for modern walls can trap moisture in traditional ones, and in a listed building unauthorised work can be a criminal offence. An independent survey costs far less than putting either right.

Can you tell whether damp is from past flooding?

We look for the signs of past flood water, the repairs that followed and how the walls are drying, alongside the more usual causes. Your conveyancer’s searches and insurance enquiries should confirm the flood history itself.

Which areas of York do you cover?

York city and its surroundings — YO1, YO10, YO19, YO23, YO24, YO26 and YO30 to YO32 — plus Selby (YO8) and Stamford Bridge (YO41).
