Manchester’s housing is dominated by red-brick Victorian and Edwardian terraces — through Levenshulme, Longsight, Chorlton, Withington and Moss Side — many of them solid-walled, some with cellars. Larger semis and villas line the leafier suburbs such as Didsbury and Prestwich, interwar semis fill the outer districts, and the centre has a big market in mill conversions and new-build apartments.

The city’s rainfall puts solid brick walls under constant pressure, so penetrating damp through weathered brick, failed pointing, defective chimneys and leaking gutters and downpipes is one of the most common findings. Removed chimney breasts and capped stacks can trap moisture. In apartments, condensation and mould from limited ventilation, and leaks from flats above, are frequent. Low-level damp in terraces is often blamed on rising damp when the cause is external.

Most damp-proofing quotes in Manchester are for one of three things: a chemical damp-proof course injected into the wall, tanking or a membrane, or hacking off and replastering with a salt-resistant plaster. Each has its place — but only when the cause really is the one it treats. In older solid-walled houses, damp is far more often rain getting in, ground or paving built up against the wall, leaking gutters and pipes, or condensation. None of those is cured by injection.

Why do so many Manchester terraces have damp?
