What Holmfirth’s houses are,
and how they behave.

01

The housing stock

HD9+

Classic Holme Valley stock is millstone grit: weavers’ cottages with their long upper windows, hillside terraces stepping down to the river, farmhouses and barns — many now converted — on the moor edges, and Victorian villas from the valley’s textile heyday. Almost all of it is solid-wall, lime-built construction on steep sites.

02

What we commonly find

Survey experience+

These are buildings designed to breathe and shed water, frequently suffocated since by cement, gypsum and plastic paint. Steep sites bring the usual valley physics: retained ground against rear walls, cellars and underdwellings cut into the hill, and surface water arriving fast off the moors. Damp here is nearly always a water-management story rather than a rising-damp one.

03

Which survey level — honestly

Level 2 vs 3+

Level 3, almost without exception. A 250-year-old cottage marked against a modern-house checklist produces a report that is technically accurate and practically useless. Full scope of each level: Level 2 Home Survey · Level 3 Building Survey · or start with which level do you need?

The surveyor

Every instruction is carried out personally by Jarelle Mills MCIOB AssocRICS — Chartered Member, Chartered Institute of Building; Associate Member, Royal Institution of Chartered Surveyors; PCA Qualified Technician — Damp and Timber Buildings. No call centres, no handoffs: the person who quotes is the person on the ladder and the person who writes the report.

Common questions · Holmfirth

Asked before booking.

Why does a Holme Valley cottage need a Level 3?

Because almost every one of them has been altered by every generation that lived in it, and solid-wall lime construction behaves nothing like modern cavity work. A Level 3 has the scope to follow those alterations and say what they mean.

A damp-proofing firm has quoted for injection — should I go ahead?

Not before someone with nothing to sell you has looked at it. In these houses the moisture is nearly always coming from ground levels, failed rainwater goods, or trapped moisture behind cement and modern paint. Injecting chemicals into 300-year-old stone rarely addresses any of that.

Do you cover Honley, Netherthong and New Mill?

Yes, and the rest of the Holme Valley. It is the practice’s home ground — this stock is the reason for specialising in older solid-wall buildings in the first place.
