What Ripon’s houses are,
and how they behave.
01The housing stock
HG4+
Ripon is one of England’s smallest cities, and its core around the cathedral and market place is a conservation area dense with listed Georgian and earlier townhouses, shops and cottages in brick and stone. Victorian terraces and villas spread out from the centre, with interwar and post-war housing and newer estates on the edges of the city. The surrounding HG4 villages — Sharow, Littlethorpe, Bishop Monkton, Kirkby Malzeard, Masham — add stone and brick cottages, farmhouses and barn conversions.
02What we commonly find
Survey experience+
Ripon sits over Permian gypsum, a rock soluble enough to dissolve underground, and the British Geological Survey has studied the resulting subsidence and sinkholes around the city for decades. Not every property is affected, but cracking and distortion need reading against that ground history, and your conveyancer should make sure the searches address ground stability. Listed and conservation-area buildings add the usual constraints on repair, and cement pointing or gypsum plaster on old solid walls are common sources of damp. Low ground by the Ure and Skell also needs flood checks.
03Which survey level — honestly
Level 2 vs 3+
Listed and period property, anything with visible movement, and conversions justify a Level 3. Conventional later housing in reasonable order is usually well served by a Level 2 — with the ground-stability searches done properly either way. Full scope of each level: Level 2 Home Survey · Level 3 Building Survey · or start with which level do you need?

Common questions · Ripon
Asked before booking.
How much does a house survey cost in Ripon?
A Level 2 Home Survey starts from £335 and a Level 3 Building Survey from £570, rising with the purchase price, size, age and complexity — listed property in the centre and larger village houses sit further up the range. Fixed fee confirmed for the specific property before you commit.
Should I worry about gypsum subsidence in Ripon?
Be informed rather than alarmed. Gypsum dissolution is a real and well-documented hazard around Ripon, but it affects some areas far more than others. The survey reads cracking and distortion against that ground history, and your conveyancer’s searches should confirm the ground-stability position for the specific site. Where something warrants specialist ground investigation, we say so plainly.
Which areas around Ripon do you cover?
The whole HG4 postcode district: Ripon city, Sharow, Littlethorpe, Studley Roger, Bishop Monkton, North Stainley, Kirkby Malzeard and Masham — plus Harrogate and Knaresborough (HG1 to HG3).
Do you survey listed buildings in Ripon?
Yes. Much of the city centre is listed or in the conservation area, and those buildings need a surveyor who reads historic fabric properly and understands that repairs may need listed building consent and traditional materials. We flag where that affects your options.

Before you buy in Ripon
Five official checks worth doing.
Alongside the survey and your conveyancer’s searches, these official sources tell you a lot about a Ripon property in minutes:
- Check long-term flood risk — the Environment Agency’s map of flood risk from rivers, surface water and more (GOV.UK).
- Radon maps — UKHSA’s check on whether the area is affected by radon, a natural gas from the ground.
- Coal mining information — the Mining Remediation Authority (formerly the Coal Authority), for property in former mining areas.
- Find an energy certificate — the property’s EPC rating and recommended improvements (GOV.UK).
- Search the listed buildings register — whether the property or its neighbours are listed (Historic England).
It’s also worth checking the local council’s planning records for past extensions and alterations. Those records tell you what’s been approved; the survey tells you what they can’t — the actual condition of the building.
